What we do different
To define a trend and have the data to back it up, we analyze all recent sales data and produce both a spreadsheet and a graph to report our findings. When we mark a neighborhood as “stable” or “declining” we have the data IN THE REPORT See below
Each home and ALL comparable sales are photographed by the appraiser. We DO NOT use MLS photos except in rare circumstances.
Each file is researched fresh. Market trend data is updated monthly, usually on the 22nd. “Canned “ statements are not used.
We treat the borrower with respect. Show up on time, be courteous and thankful they have chosen us.
